Nottingham Road DISPOSAL to Sainsbury's
The new council offices are being constructed at the Town
Station Site. Listed below are some frequently asked
questions about what will happen to the spare land and remaining
offices in Nottingham Road. More information will be posted here as

Sainsbury's
The Nottingham Road site is under
offer to Sainsbury's. The offer is subject to certain
conditions, the main one being Sainsbury's obtaining planning
permission for their scheme.
Sainsbury's have on their
website a site plan of the proposed building, including
up to date information regarding the building. A planning
application has been submitted by Sainsbury's and this will go
through the planning process in the normal way.

Frequently Asked Questions:
What is happening with Phoenix House?
This is not being sold. The Council would
be able to let Phoenix House (the refurbished remainder of the old
Council offices) to other businesses as office
accommodation.. There is currently a lack of good quality
serviced offices in the town. As a result, if businesses
outgrow their current locations potentially they are lost to the
cities rather than Melton having a chance to retain them and the
employment they bring.
What about the remainder of Nottingham
Road?
We have offered this land openly to
the Market on a 125 year lease with a ground rent and the Council
has taken the decision to dispose of this land to Sainsburys for a
food and non food retail development. A plan of the land to be
disposed is shown above.
Why does the Council need to sell this
land?
An opportunity has been provided as part of
the fire for this to be considered. The Council also needs
funds for major projects such as the Waterfield Leisure Pool
refurbishment that will benefit Melton residents as other disposals
we’ve planned are no longer proceeding due to the current condition
of the market. The Council's Capital Strategy sets out the
extent of these pressures on the Council's finances.
What about the
embankment?
It is no longer proposed to dispose of the
embankment land and the Council has decided to work with its near
neighbours which will include Sainsbury's to secure its long term
future. In addition:
Local planning policies are in place to safeguard any nature
conservation interests associated with the railway embankment to
the south of the Nottingham Road (Local Plan Policy C13). The
routes of disused railway embankments are also protected for
walking, cycling and horse riding opportunities (Local Plan Policy
R10).

What is happening next?
The Council has finalised the details of
the disposal with Sainsbury's (subject to planning).
Sainsbury's has finished pre-planning consultation and the planning
application was submitted in March 2010. This detail is

and the Planning Authority is currently considering the content of
this application.
When is this likely to happen?
Further details will be made available as soon as we can
release them.
What benefits are there to the Town of this
development?
The development will involve a mulit-million pound
construction project for a high quality store at a time when
the construction industry is in difficulty. There will be
approximlately 350 new jobs and 300 parking spaces. We will be
working with Sainsbury's to ensure that links to the Town
Centre and Cattle Market are strengthened.
