Conservation Areas
Introduction
Conservation Areas are areas of special architectural or
historic interest. They are designated by the Council to help
preserve and enhance their character and appearance. There
are currently 44 designated conservation areas in the
Borough. They range from Melton Mowbray town centre to
the smaller villages.
What is the special character of my area?
Our Conservation Areas include village and town centres,
residential areas and important open spaces. We are in
the process of producing and publishing Appraisals and Management
Plans for each individual Conservation Area, which will set out a
profile of the area, covering the history and form of development,
important buildings and townscape, prevalent building features and
materials, and the contribution that open spaces and trees make to
the area.. This will assist in defining the essential
characteristics of the Conservation Area, which will in turn help
to guide development in terms of preserving or enhancing their
character.
How is the character of a conservation area preserved
or enhanced?
Conservation Area status does not mean that everything must be
preserved, it is the overall character of the area that is
important. Any development, including new buildings and
extensions or other alterations, should be undertaken in a way that
does not harm the area's special character. The Council expects a
high standard of design to be achieved.
What special controls are there in conservation
areas?
Conservation Area consent is required to totally or
substantially demolish a building or structure (with certain
exceptions). Permitted Development Rights are also more
restrictive in Conservation Areas than elsewhere and you will need
to give the Council six weeks notice in writing before carrying out
any works to trees. This allows the Council time to decide if
the tree(s) concerned makes such a contribution that it merits
protection by a Tree Presevation
Order.
Planning applications for development in conservation areas
should be made in full detail, rather than as outline proposals, so
that their full impact can be taken into account before a decision
is taken on the proposal.

appraisal for that village is in the process of being drafted.
