What's it all about?
When you are buying a house the purpose of a local land charges
search is to check if there are any matters affecting the property.
A standard local land charges search is made up of two parts:-LLC1
- Official Certificate of Search.
This deals with all registerable charges that are binding on the
property searched against. Some examples are:-Conservation area
Listed buildings Tree preservation order Planning consents since 1
August 1977 with conditions Financial charges (registered against a
property by a local authority)
The list of matters that may be registered is extensive and this
gives just a few of the main registrations. Con 29R and
O - Enquiries of Local Authority Forms. This is a series of
standard and optional enquiries that provide a purchaser with
further information on the property they are purchasing, the
answers to which are not available on any of the statutory
registers. Some examples of the information only to be found by
submitting a CON 29 are:-Compulsory purchase orders Road proposals
and schemes Informal notices under highway, planning and
environmental.
A local land charges search is carried out only on the address
of the property given and highlighted on the plan submitted with
the application. It does not cover adjacent or adjoining properties
or areas.
