Sustainable Urban Extension Masterplanning
In November 2009 the Council resolved that the
preferred Housing Growth Option is a Sustainable Urban Extension to
the north of Melton Mowbray. This resolution
has provided the context for the Council’s work to develop the Core
Strategy and deliver housing growth at Melton
Mowbray.
Melton Borough Council have commissioned
Halcrow Ltd to prepare a masterplan for a ‘sustainable urban
extension’ to the north of Melton Mowbray for approximately 1000
new homes and supporting facilities. Four concept options have been
prepared for the public and other interested parties to comment
on:
Concept Option 1: Green
Links
This option creates a well defined social
centre and heart, accessible from the existing urban area. The Link
Road creates a clear edge to the development and follows the
landform and existing landscape, providing a fit with the existing
landscape between Scalford Road and Melton Spinney Road.
Concept Option 2: String of
Pearls
The Local Centre location provides good access
for the central and western residential areas and for existing
residents. The new Primary School is located between new and
existing communities which will integrate both communities and
provide easy access for all.
Concept Option 3:
Compact
This compact development option enables
Schools and Local centre to be located within 800m walking and
cycling distance of all new homes. The School and Local Centre uses
form the key focus of the residential area and there are clear east
and west expansion opportunities.
Concept Option 4:
Boulevard
This option considers further growth
and the need for a flexible approach to future development. There
is an opportunity for local employment and a Local Centre, likely
to attract custom from the Link Road users. The Link Road bisects
the SUE, creating an opportunity to create a boulevard character to
reflect its location and proximity between two communities and not
just its traffic movement function.
On 9 November 2011, a public exhibition
took place which provided the local community with a chance to find
out more about the urban extension, as well as finer details such
as the location of community facilities including a new
school, transport links, and open space. Local residents will
have another opportunity to attend a public exhibition and view
plans for the proposed housing development to the north of
Melton Mowbray. The event will take place on 12th
January 2012 at the new Council offices at Parkside, Burton Street,
Melton Mowbray. The exhibition will be held in the Council
Chamber and will operate as a drop in session between 1700 and
2000.
In the meantime, a static exhibition
will remain in the Parkside reception for the public to view during
normal office opening hours.
Due to the forthcoming public
exhibition, the consultation period has been extended until
31st January 2012.
