Rural Affordable Housing
Information for Landowners and Developers
Do you own land that might be suitable for the provision
of rural affordable housing?
Rural exception sites are sites adjoining the
settlement boundary of a village (village envelope) or within
villages with no settlement boundaries where residential
development is permitted as an exception to normal planning policy
under the rural exception policy. Any such development would
have to be in accordance with other local planning policies for
example, layout, density, siting, design, external appearance,
flood risk, landscaping, access and parking requirements. Sites
within the settlement boundary can also provide affordable housing.
These are rare because of the higher returns that market housing
will normally achieve.
How much is land outside the village boundary suitable
for affordable housing worth?
This will generally be in the region of £8,000 to £10,000 per
plot dependent upon any site constraints.
How much and what type of housing will
be built?
A local Housing Needs Survey will determine
this.
Will the landowner have a say in the
design of the housing or who the houses will go to?
We can liaise with landowners on the design
and layout of schemes. Normally the allocation of housing will be
undertaken in accordance with Melton Borough Council’s allocations
policy and the s106 agreement, but we are willing to consider
alternative arrangements where allocation standards can be
assured.
