Improvements and Repairs
Jeakins Weir carry out the Responsive Repairs and Maintenance
contract on behalf of Melton Borough Council. The contract runs
until April 2011 and involves work on empty council housing stock,
garages and planned maintenance as well as responding to
day-to-day repairs and out of hours emergencies.
Responsive Repairs
Melton Borough Council categorises repairs into 4 different
priority groups. The nature of the repair, the time of the year and
the facilities that are present at the property all impact upon
what priority a repair is given. Repair target times are as
follows;
Priority A - Emergencies: The repair will be responded to within
24 hours.
Priority B - Urgent: Repair to be completed within 3 days.
Priority C - Urgent: Repair to be completed within 7 days.
Priority E - Routine: An appointment will be made and completed
within 28 days.
If your repair is deemed as a Priority C or E, you will be
telephoned by the contractor to arrange access to the property. If
your repair is a Priority B or A it may not be possible to
telephone you prior to the operatives visit. If the operative is
unable to gain access to your property, they will leave a card with
contact details in order for you to arrange a new time for the work
to be carried out.
Regular meetings are held between the council, the contractor
and other relevant parties to discuss progress and the standard of
repairs, and to reach agreement over any issues that arise.
The normal working hours for Jeakins Weir are 7.30 am to 5.00
pm. Jeakins Weir staff wear a uniform and carry ID which you should
ask to see before allowing them into your home.

Planned Maintenance
This is carried out on a rotating 5 year basis according to a
scheme drafted by the Repairs and Improvements team. The aim of the
scheme is to periodically upgrade and improve the exteriors of
council properties across the borough. Planned Maintenance involves
works such as pointing, fascia renewals, external decoration,
guttering and chimney works. Where deemed necessary, it may also
include works to pathways, gates and fences.
If you are due for Planned Maintenance, you will be contacted by
the contractor appointed to carry it out or by Melton Borough
Council prior to its commencement.
