Gas Safety
Gas Safety in the home is very important. Unserviced gas appliances put you, your home and your neighbours at risk and can lead to fires, explosions, gas leaks and carbon monoxide poisoning.
There is a legal duty for Melton Borough Council to ensure an gas safety check in completed in the property annually.
This service is provided free of charge and is to ensure the safety of you and those around you.
This will make sure that the heating and associated appliances are working safety and efficiently in the home.
You will receive a letter from our contractor Sure Serve formally known as Aaron Services with the appointment date for your service, if the appointment is not suitable you can contact them and rearrange this. Please ensure you do this as soon as possible so we can book it for the day you choose.
What will happen at the service?
- Check appliances and disconnect any that are found to be unsafe.
- Provide you a copy of the Landlord Gas Safety Check Certificate (LGSR).
- Arrange a follow up for any repairs that may be require.
It is very important that you allow access for your gas service. If you fail to notify us without enough notice that you will not be in for the appointment, a no access will be logged.
After 3 missed appointments, to meet our legal obligations as your landlord, it may be referred to our legal team and action can be taken to gain access to make safe which will involve capping the gas supply if no one is in.
It is part of all tenants’ tenancy agreement to allow access for essential works.
If formal legal action is taken to gain access to the property any costs incurred will be charged to you.
What do you do if you smell Gas?

The smell of gas within your property should be treated seriously.
If you smell gas there are important things you can do recommended by Cadent to keep you safe.
Having the correct information on what to do can save your property, and you.
The most important thing if you smell gas is to keep you and others safe.
Do's and Don'ts
- DO open doors and windows to ventilate the property.
- DO turn off the gas at the mains tap, this can usually be located near the gas meter.
- DON'T turn any power or light switches on or off.
- DON'T light any sort of flame within the property.
- DON'T use any appliances that could cause a spark.
To ensure the standard of all gas servicing and installs that take place in the home we have an external auditing
specialist that will do a further check on a selection of properties.
These works are completed by Auditors Morgan Lambert and they will contact residents directly if they have selected your recent work to be audited.
What will happen at the Audit?
- Check the work itself that has already taken place, and the related paperwork.
- Disconnect or isolate anything found to be unsafe and notify Melton Borough Council.
- Melton Borough Council will arrange a follow up for any repairs that may be require.
