Planned maintenance works

As part of our continued commitment to improving and maintaining our homes, we run a series of planned maintenance works each year to ensure your home is safe and in working order. 

These works include refurbishing key parts of your home on a periodic basis, including:

  • installing new kitchens and bathrooms 
  • replacing external doors and windows 
  • installing new heating systems

How do we decide whose home gets work done each year?

We want to ensure our homes are safe, secure and meet the "Decent Homes" standard. 

We aim to undertake a survey of your home every 5 years. This helps us understand the condition of your home and ensure our records are up to date. We use the data from these surveys to schedule our planned maintenance programmes.

We prioritise homes most in need of the work and aim to complete as many works as possible in the year.  

Process of the works

When your home is due to have work carried out, our Planned Maintenance Team will notify you by letter in advance. This will detail who the contractor will be and the likely timescales for the works. 

Before the works can begin, our contractor will carry out an initial survey in your home. They will check whether our condition records are accurate, and confirm whether the planned works are suitable, required and should go ahead. 

If the works are confirmed, the contractor will continue their survey in your home. They will discuss with you what works are involved and what is required before they can start.

Depending on the project, you may have choices regarding colours or styles.

Once works have been completed, you will be contacted to ask for feedback on your experience. Your feedback is valuable as it allows us to log further actions that may be needed in your home and helps us improve on future projects. 

Do I have to have this work done?

These works are important as they help ensure your home remains a safe and secure place to live.

There are some works that are necessary and cannot be refused, such as fire safety or electrical rewiring.

We would encourage you to allow our contractors to assess and complete any works that have been recommended.  

We will be flexible with arranging times to carry out the work, where possible, and will endeavour to keep the level of disruption to a minimum.

We understand that in exceptional circumstances, you may wish not to have non-essential works carried out.

If there are no hazards identified, you can refuse the works. We would need you to sign a refusal form before we can remove your home from the programme. If you change your mind in the future, it may take time to rearrange the work for your property.

Report repairs
