Voids and Responsive Repairs Officer
Melton Borough Council are looking to appoint a Voids and Responsive Repairs Officer to join our busy Asset Management team to support the delivery of a comprehensive repairs service to ensure we meet our landlord obligations, the needs of our tenants and deliver customer satisfaction through strong contractor relationships and working collaboratively with other officers and departments across the Council.
The role is career graded, so we want to hear from you if you are already qualified and experienced or you have the passion and interest in this area and want to develop your career across a broad spectrum of repairs. If you join us with the right experience and qualifications, you will start on the higher salary band. If you have an interest in this area and you think you have skills that could be transferable to this role we would love to hear from you. We will put a development plan in place for the right candidate to gain experience and become qualified over time.
You will be joining us at an exciting time as we continue to reshape our service delivery for both tenanted and void properties. You will need to be self-motivated and able to work with limited supervision. The role reports to the Repairs and Voids Senior Surveyor.
You will be responsible for carrying out inspections and visits, utilising our mobile inspection app, raising works orders using the NHF schedule of rates, obtaining competitive quotes, engaging with specialist consultants responding to fires, floods, insurance, complaints and disrepair claims and ensuring that appropriate action is taken to address these.
Effective written and verbal communication is key to developing and maintaining good relationships with our tenants, contractors and internal customers. You will need to utilise the council IT systems / applications to maintain and update accurate records.
You will be an organised and creative thinker prepared to investigate and resolve issues as efficiently as possible in order to meet our service level agreements and key performance indicators. You will be required to influence and engage at all levels with the ability to be resilient, when required.
About you
We are looking for someone who has, or is willing to achieve, a relevant construction qualification and has experience in diagnosing disrepair to residential properties and conducting void surveys to identify works required for re-letting.
You will have good knowledge of, or keen interest in learning about, construction methods and building regulations and ideally experience of landlord responsibilities, construction, design and management regulations (CDM) to ensure we are meeting health and safety regulations.
You are required to have access to your own vehicle insured for business purposes, with a full UK driving licence.
